The Works
The works consisted of the clearance and demolition of derelict buildings and the construction of 20 No. affordable units for rent. Carter Construction was involved with the project at the onset to deliver this challenging inner city site on a very busy main road in central Swindon.
Features of Project
Design Development
The project was substantially re-designed to accord with planning and current building standards due to the length of time involved in the development of the scheme. Risk and value management were incorporated at the onset especially with regard to the proactive management of contaminated ground from the old railway workings.
Innovation
Due to the time delay from demolition to site commencement, we instigated proposals to utilise the site as overflow car parking for the nearby railway station to maximise value streams. It was imperative to demolish the derelict buildings at the earliest opportunity because of the potential for anti-social behaviour and we utilised crushed aggregate from the site to form a car parking surface in accordance with our preferred contractor's specification.
Traffic Management Plan
Key to making this project work was the production of a Traffic Management Plan at the earliest possible opportunity to minimise disruption to the surrounding neighbourhood and busy roads surrounding the site. This plan proved crucial in the establishment and maintenance of excellent relations with the local community and local authority.
Sustainability
The scheme achieved a fully certified Ecohomes rating of Very Good and utilised sustainable urban drainage methodology as part of the overall drainage strategy.
